Description
Our Drakkar Cabin normally sleeps up to 2 adults.
If you are travelling with children or have different accommodation needs, please contact us before booking. We may be able to offer a suitable arrangement depending on your group and availability.
The standard price is £60 per adult per night. Prices may be higher during peak periods. The price shown in the booking form for your selected dates is the price that applies to your booking.
Each booking also has a one off £60 deep clean fee.
During the high season, we have a standard minimum stay of 2 days. We do this because we are passionate about slow tourism. We love welcoming people who would like to enjoy Rubha Phoil and the surrounding area. If you want an exception, please contact us.

If you want to spend some time learning Permaculture or have a tour or a chat, help plant some trees, do a workshop, … join the Village and lets make it happen. Otter will welcome you in the village and guide you into a conversation. Staff supporting activities involving children have appropriate Disclosure Scotland checks where required.We take safeguarding seriously and aim to provide a safe and responsible environment for children and young people taking part in our activities.
Your stay is self-catered. You can buy all sorts of things on our market place.
You’ll have the whole Drakkar Cabin to yourselves, including your own small kitchen with hot water, gas hob and basic cooking essentials, your own compost toilet and your own bonfire area.
The cabin also has electric heating, a fridge, microwave, toaster and kettle.
The shower is a short walk from the cabin and is shared with other guests. It has hot water, but the shower room itself is unheated.
You are welcome to enjoy an outdoor bonfire when conditions allow, using the designated fire areas and following our fire-safety rules.
Your first box of firewood is included in your welcome pack, and additional seasoned firewood is available to buy from us.
You will have access to much (but not all) of our 15 acre Rock and beaches for walks and peace and quiet leisure time. Kids love exploring.
Staying with us as a guest does not automatically make you a member of the Rubha Phoil community. If you are interested in becoming more involved in our community, you are very welcome to ask us about it. Community membership is a separate process that gives us an opportunity to get to know each other and helps us protect the safe and supportive environment we share with residents, families, children and wildlife. You can book activities, sessions to learn about Permaculture, Nature Connection or other exciting activities on our marketplace. We offer kid activities too. Please feel free to book these in advance. Activities, workshops, tours and other experiences are not included in your accommodation booking unless specifically stated, but may be available to arrange separately.

Terms and Conditions and useful tips for your visit
– Cars and motorbikes cannot normally be driven onto Rubha Phoil. We have a private car park near the entrance, and from there you will need to carry or transport your luggage to your accommodation.
A wheelbarrow is available for luggage, and we are very happy to help.
If this access arrangement may be difficult for you, please contact us before booking so that we can discuss how we may be able to help.
– If you have any questions before or during your stay, please feel free to contact us by phone, text or WhatsApp. 00447393830403. During your stay, you have 24h access to an emergency phone nr.
– Weather on the west coast of Scotland can change quickly and conditions can be wet and windy.
Please check the forecast, bring suitable clothing and footwear, and plan outdoor activities according to the conditions.
– Rubha Phoil has very little outdoor lighting, which helps us preserve our beautiful dark skies and enjoy the stars and, when conditions are right, the Northern Lights.
Please use a torch when walking around the site after dark and take particular care on paths and uneven ground. Torches are provided in your accommodation.
– Arrival and check-in
Our normal check-in time is between 4pm and 8pm.
Please let us know your expected arrival time in advance and contact us as soon as possible if your plans change significantly.
If you expect to arrive before 4pm or after 8pm, please contact us in advance. Earlier or later arrival may be possible by prior agreement, but we cannot guarantee that we will be able to accommodate an unarranged arrival outside our normal check-in times.
On arrival, we will welcome you in person and give you a short tour. Please follow any reasonable safety and site instructions given by us, particularly where these relate to access, fire safety, facilities or areas of the site that require particular care.
– Check out is normally at 10AM on the day of departure. If your onward travel is later in the day, we may be able to store your luggage for you.
– We have CCTV at the entrances to Rubha Phoil and use wildlife monitoring cameras in some outdoor areas. Their locations are marked on the map we provide when you arrive. Your own accommodation space is private.

Please respect everyone’s privacy. Do not photograph, film or record other guests, residents, staff or volunteers without their permission. Please ask permission before publishing other people online.
To ensure that all guests have a positive experience, we ask you to please follow
the code of conduct.
– Please try to keep noise to a minimum, especially between 10pm and 8am. Loud electronic music does not fit in well in our environment.
– Please respect our Rock and all life on it
– Smoking and fire safety
Smoking and vaping are not permitted inside any accommodation or other designated smoke-free buildings.
Candles, incense, portable stoves, barbecues, fire pits or other naked flames and heat-producing equipment must not be used in or around the accommodation unless we have specifically provided or approved them for use in that location.
Please follow all fire-safety instructions and only light fires in designated places where we have confirmed that it is safe and permitted to do so.
We may temporarily prohibit outdoor fires, barbecues or similar activities where weather, ground conditions or other circumstances create an increased fire risk.
– Please keep to the established paths and do not create new ones.
Rubha Phoil is a natural site with uneven ground, rocks, roots and other trip or slip hazards. Please take care when moving around the site and wear footwear appropriate for the conditions.
If walking around the beach, take particular care on rocks and seaweed, which can be very slippery. A walking stick may be helpful for balance.
– Children and young people
Children and young people under 18 remain the responsibility of their parent, guardian or accompanying responsible adult during their stay.
Children under 12 must be appropriately supervised at all times. We want children to be able to enjoy the freedom of the outdoors while staying safe and avoiding damage to the natural environment — for example, by not climbing trees or branches that may be too thin to support them.
Rubha Phoil is a natural, outdoor environment with uneven ground, rocks, woodland, shoreline and several shallow ponds. These natural areas are not supervised as children’s play areas.
Parents, guardians and accompanying responsible adults are responsible for deciding what activities and areas are appropriate for the children and young people in their care, providing suitable supervision, and ensuring that they follow reasonable safety and site instructions.
We will point out relevant site-specific risks when we welcome you and are happy to provide further information about our safety policies.
– Accessibility and individual requirements
Rubha Phoil is a natural site with uneven ground and other features that may affect accessibility.
If you have an accessibility requirement or other individual need that may affect your stay, please contact us before booking. We are happy to discuss your requirements, provide relevant information about the site and consider any reasonable adjustments that may help you stay with us.
- Please do not attach or hang anything from trees without asking us first.
If we agree to the use of a hammock, please follow our guidance on suitable trees and how to attach it without causing damage.
– All cold water taps provide drinking water.
– Your kitchen is equipped with basic cooking essentials. If you need an additional kitchen item, please ask — we may be able to lend you one.
– Dogs and other pets
Sorry, but we do not allow pets at Rubha Phoil.
Rubha Phoil is a sensitive natural environment, and our no-pets policy helps us protect wildlife and avoid disturbance to other visitors.

– Our community is alcohol and drug free. Short-term guests are welcome to have a drink responsibly in their own private space.
Rubha Phoil is not suitable for heavy drinking, intoxication or alcohol-focused stays. If this is an important part of the holiday you are looking for, we kindly ask you to choose alternative accommodation.
– No hen or stag parties Your booking is for private guest accommodation. Please ask for our prior permission before holding an event, organised activity or using the accommodation or site for commercial purposes.
– No drones.
– Normal use of electricity is included in your stay. Please only use electrical items that are in safe working condition. We cannot offer to charge your car, sorry.
– Damage and breakages
Please take reasonable care of your accommodation, its contents, our facilities and the surrounding site during your stay.
Accidents happen. If anything is damaged, broken or lost during your stay, please let us know as soon as possible so that we can deal with it promptly and fairly.
You may be responsible for the reasonable cost of repairing or replacing property that you or someone in your party deliberately or negligently damages, beyond ordinary wear and tear.
Where we seek payment for damage, we will explain what has been damaged and how the amount claimed has been calculated.
– If you are going walking in the hills, paddling or swimming, we recommend letting a responsible person know where you are going, your planned route and when you expect to return.
If you wish, you can arrange with us in advance for us to be your local point of contact. We will agree an expected return or check-in time with you and what we should do if we have not heard from you by the agreed time.
Please remember to let us know as soon as you return safely.
-If you would like to go for a swim or a paddle, please be aware that the islands to the south of Rubha Phoil are protected. Please do not approach them or disturb wildlife such as seals and birds.
Take care around sea urchins, jellyfish and other marine wildlife, rocks can be sharp and be aware that conditions around the coast can change quickly. We recommend going with a buddy and letting someone know your plans.
Please do not swim in the dark.
– If you go walking in the surrounding area, please follow the Scottish Outdoor Access Code and exercise your access rights responsibly and respectfully.

– Please respect our privacy. If there is a sign ‘Please respect our privacy, living quarters ahead’, that means that we ask you not the walk any further. If there are ropes, please don’t climb over them.
– Normally, everyone you will encounter on the Rock of Rubha Phoil is invited and known by us. Members of the public do not have free access to Rubha Phoil under the right to roam legislation. Though we can’t guarantee that everyone will respect our signs and the law.
Guests and visitors
Your booking is for the people named or included in the booking. Please let us know in advance if you would like to change the people staying with us.
Additional overnight guests may only stay with our prior permission and any applicable additional charge must be paid.
Please do not transfer or give your booking to somebody else without our prior permission.
Day visitors are only permitted with our prior permission and must comply with our site rules while visiting. They must not stay overnight unless we have specifically agreed this in advance.
We reserve the right to refuse additional guests or visitors where this would exceed the permitted occupancy, create a safety or safeguarding concern, or otherwise conflict with our site rules.
What your booking includes
Your booking includes the accommodation, facilities and services specifically stated in your booking confirmation.
Information elsewhere on our website about activities, workshops, events, communal activities or other facilities does not mean that these will necessarily be available or included during your stay unless they are specifically included in your booking.
From time to time, particular facilities or activities may be unavailable because of maintenance, weather, safety considerations or other operational reasons. Where this happens, we will try to minimise any significant impact on your stay.
If a significant part of what you have specifically booked cannot be provided, we will deal with this fairly and in accordance with your legal rights.
Cancellation and Refund Policy
We understand that plans sometimes change. Please let us know as soon as possible if you need to cancel your booking, as this gives us the best opportunity to offer your place to somebody else.
If you cancel more than 4 weeks before your stay
If you cancel more than 4 weeks before the scheduled start of your stay, we will refund the amount you have paid.
Where permitted by law, we may deduct any non-recoverable third-party payment costs that we have actually incurred as a direct result of receiving or refunding your payment.
If you cancel within 4 weeks of your stay
Cancellations made within 4 weeks of the scheduled start of your stay may cause us a significant loss because it becomes more difficult to fill the space at short notice.
We will make reasonable efforts to offer the cancelled space to another guest.
If we are able to replace all or part of your booking, we will refund the corresponding amount that we have recovered from the replacement booking, less any reasonable costs or losses directly resulting from your cancellation.
If we are unable to replace your booking, we may retain the amount reasonably necessary to cover the loss caused by your cancellation. We will take into account any costs we have saved as a result of your cancellation and will not retain more than our actual reasonable loss.
We strongly recommend taking out suitable travel insurance as soon as you book.
Travel disruption
Your booking covers your stay at Rubha Phoil and does not include your transport to or from us unless we have expressly agreed otherwise.
If Rubha Phoil remains open and your booked accommodation is available, but you are unable to reach us because of circumstances affecting your journey — for example ferry, train or flight cancellations, severe weather affecting your travel, vehicle breakdown or other transport disruption — this will normally be treated as a cancellation by you and the cancellation terms above will apply.
We strongly recommend travel insurance that includes appropriate cancellation and travel disruption cover.
If we have to cancel your stay
If we cancel your booking and are unable to provide the stay you booked, we will refund the amount you paid us for the cancelled stay.
Unless required by law, we are not responsible for separate arrangements or expenses you have made with third parties, such as flights, ferries, trains, car hire or other accommodation. For this reason, we strongly recommend suitable travel insurance.
Nothing in this policy excludes or restricts any rights you have under applicable consumer law.
Events outside our control
Sometimes circumstances outside our reasonable control may prevent us from providing all or part of your stay. These could include severe weather, fire, flooding, prolonged failure of essential utilities, government restrictions, evacuation orders or other serious events that we could not reasonably prevent.
If this happens, we will contact you as soon as reasonably possible and will make reasonable efforts to find a practical solution.
If we are unable to provide your booked stay as a result, we will refund you in accordance with your legal rights and the cancellation terms above.
We are not responsible for losses arising from separate arrangements you have made with third parties, such as travel or other accommodation, except where the law requires otherwise.
Serious breaches of our rules
We want Rubha Phoil to be a safe and respectful place for guests, residents, staff, volunteers and visitors.
We may terminate a stay where a guest commits a serious breach of our terms or site rules. This may include violence or threats, harassment, illegal activity, deliberate or reckless damage, behaviour that creates a significant safety risk, or serious or repeated breaches of our rules.
Where it is reasonable and safe to do so, we will first explain the problem and give the guest an opportunity to correct their behaviour. In serious cases, particularly where safety is at risk, we may require a guest to leave immediately.
Where a stay is terminated because of the guest’s serious breach, we may retain from any unused part of the booking the amount reasonably necessary to cover the losses and costs caused by that breach, including damage where applicable. This does not affect either party’s rights under applicable law.
Payments made using Rubha Rocks
Bookings paid for using Rubha Rocks are also subject to the separate Rubha Rocks / Virtual Village terms and conditions that applied when the Rubha Rocks were acquired and when the booking was made.
Any refund due in relation to a booking paid in Rubha Rocks will be dealt with in accordance with those terms and applicable law.
Where a booking was paid partly in pounds sterling and partly in Rubha Rocks, we will explain how any refund is calculated.
Nothing in this policy limits any rights that cannot legally be excluded or restricted.
Booking and formation of contract
Submitting the booking form is a booking request and does not create a confirmed booking.
If we can accommodate your stay, we will accept your booking request and send you an invoice and payment instructions. Your requested dates will be held for a few days per the payment period stated on the invoice.
Your booking is confirmed and the contract between us is formed when we receive the required payment.
Please check your booking confirmation and tell us promptly if anything is incorrect.
If you make a booking on behalf of other guests, you are responsible for making them aware of the terms that apply to their stay.
Liability, personal belongings and damage
Guests are responsible for taking reasonable care of themselves, their belongings, the accommodation, facilities and surrounding property during their stay.
Personal belongings brought onto the property remain the responsibility of the guest. We are not responsible for loss, theft or damage to personal belongings except where the loss or damage results from something for which we are legally responsible.
Guests may be responsible for the reasonable cost of repairing or replacing property that they deliberately or negligently damage, beyond ordinary wear and tear. Please tell us promptly if anything is damaged or broken so that we can deal with it fairly and efficiently.
Nothing in these terms excludes or limits liability where it would be unlawful to do so. In particular, nothing excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot legally be excluded or limited.
Problems, complaints and disputes
If you experience a problem during your stay, please tell us as soon as reasonably possible. This gives us an opportunity to investigate the issue and, where appropriate, put things right while you are still here.
If the matter cannot be resolved during your stay, please contact us afterwards using the contact details provided in your booking confirmation. Please include your booking details and a clear description of the problem.
We will consider complaints fairly and aim to respond within a reasonable time.
Your booking confirmation will identify the person or legal entity providing your accommodation and give the relevant contact details and address.
These terms and your booking are governed by the applicable laws of Scotland. Any dispute will be dealt with by the courts that have jurisdiction under applicable law.
Nothing in this complaints or disputes procedure affects any statutory rights or remedies available to you as a consumer.
